Balcarres Ward Farm bounds the village of Largoward within the Kingdom of Fife, sitting to the south of Cupar and the south-west of St Andrews. The farm is well placed to make the most of what Fife has to offer.
St Andrews can be accessed in just over 10 minutes by car and provides a wealth of day-to-day amenities including supermarkets, schooling, healthcare and professional services. In addition, St Andrews is home to a university and the world famous Old Course at St Andrews. Cupar can be accessed in approximately 15 minutes by car and again offers an excellent range of day-to-day facilities. Dundee can be reached in approximately half an hour by car and offers a wide range of big city amenities. Edinburgh can be reached in approximately an hour by car and offers further big city amenities and an international airport.
Surrounding the farm is a delightful mix of farmland which is home to a wide array of wildlife and provides great scope for the outdoor enthusiast with walking, cycling and riding all readily available. The county of Fife is home to an array of quaint fishing villages and there are excellent sandy beaches at St Andrews, Elie, Kingsbarns and Tentsmuir. Balcarres Ward Farm bounds the village of Largoward and is currently run as a predominately arable mixed unit. The land has a generally south-facing aspect with gentle undulations and ranges from 154m (705 ft) to 199m (654 ft) above sea level. The soil is from the Rowanhill/Giffnock and Winton Association and is made up of brown forest soils with non-calcareous and humic gleys. The land is predominately designated as Class 3(2) with a small amount of 3(1) and 4(1) by the James Hutton Institute and is capable of producing good yields of principally cereals and grass and is suitable for potatoes and some vegetable crops. The land is split into three lots of good sized and easily worked fields.
LOT 1 – BALCARRES WARD FARM
Lot 1 extends to approximately 106.82 acres (43.23 ha) of productive arable land, farmhouse and steading sitting centrally.
The farmhouse at Balcarres Ward is of traditional design with stone walls, sitting under a tile roof. The house is in need of some general upgrading and may suit being extended to include some of the adjoining farm buildings, subject to obtaining the necessary planning consents.

The land is predominantly south-facing and is gently undulating being used in recent years for cereal production. The land is designated as a mixture of Class 3(1) and 3(2) by the James Hutton Institute.
LOT 2 – RING-FENCED BLOCK OF AGRICULTURAL LAND
Arablel land comprising two parcels and extending, in total, to 33.73 acres (13.65 ha) in a ring-fenced block with a south-facing aspect. The land is all designated as Class 3(2) by the James Hutton Institute.
LOT 3 – RING-FENCED BLOCK OF AGRICULTURAL LAND
Block of bare predominantly arable land extending to approximately 72.47 acres (29.33 ha) in a ring-fenced block to the north of the village of Largoward. The land is predominantly arable with approximately 6 acres to the north-east being permanent pasture. Access is off the B941 and then via an internal track. The land is designated as predominantly Class 3(2) with a small parcel of 4(1) by the James Hutton Institute.
From Cupar, head east on the B940 passing through the villages of Pitscottie and the Peat Inn. On reaching Largoward turn right on the A915 and then immediately left, signposted Elie. Balcarres Ward Farm is then situated first left.
Heading north on the M90, take the junction for the A92 signposted Kirkcaldy. At the Red House roundabout, take the third exit signposted Kirkcaldy East and Central. At the next roundabout take the first exit signposted Windygates. Follow the A915 until you reach the village of Largoward, taking the first right onto the B941 signposted Elie and the farm is located first on your left.
BASIC PAYMENT SCHEME (BPS) 2018
The Basic Payment Scheme entitlements may be included in addition to the farm and will be available for sale by separate negotiation. Further details of the Basic Payment Entitlement are available from the Selling Agent.
Any payments relating to the 2018 scheme year will be retained by the Seller. If applicable, the purchaser(s) will be responsible upon occupation of the subjects of sale to comply fully with the Statutory Management requirements to maintain the farmland in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS) 2018 and the 2018 Greening obligations for the remainder of the scheme year.

The mineral rights are included in the sale in so far as they are owned by the Seller.
FIXTURES AND FITTINGS
All fixtures and fittings within the dwellings and farm buildings are included in the sale price. No other items are included unless mentioned in the sales particulars.
The purchaser(s) of Balcarres Ward Farm shall, in addition to the purchase price, be obliged to take over and pay for at a valuation to be agreed by a mutually appointed valuer(s) with respect to the following:
1. All cultivations and growing crops on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
2. All feed stuffs, hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.
3. All oils, fuel, fertilisers, sprays, chemicals, seeds, and sundries at cost.
Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as selling agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.
In so far as these rights for part of the property title they are included within the sale.
A deposit of 10% of the purchase price shall be paid within seven days of completion of Missives. Deposit will be non-refundable in the event of the purchaser failing to complete for reasons not attributable to the Seller or their Agents.
