Broughty Cottages sit approximately 1½ miles to the east of Alyth in a quiet rural setting. To the rear of the cottages is an attractive dell area where the Alyth Burn passes below a beautiful former pack horse bridge.
Alyth offers a good range of day-to-day amenities with a number of individual retailers, doctor's surgery and a primary school. To the west, Blairgowrie offers further facilities including supermarkets, leisure centre, cottage hospital, library and secondary schooling.
The City of Dundee can be reached in approximately a 25 minute journey by car and provides national retailers, two universities, the Olympia swimming pool, cinemas, shopping centres, train station, bus station and airport with regular flights to London Stansted.
There are numerous outdoor enthusiasts with opportunities for walking, mountain biking and climbing. The renowned Cateran Trail passes through Alyth and the ski slopes of Glenshee are only 25 miles away. For golfers there are two 18 hole courses at Alyth, a further course situated at nearby Strathmore and a championship course at Rosemount which can be accessed in under 10 minutes by car.
The two cottages at Broughty comprise:
East Cottage has three double bedrooms, with West Cottage having two double bedrooms, both have a sitting room kitchen and bathroom.
The Cottages are in need of refurbishment, however, they present the opportunity for the purchaser to create either two attractive rural dwellings or a single more substantial family home, subject to obtaining the necessary planning. In recent years West Broughty Cottage has been let on a residential tenancy, with East Broughty Cottage being occupied by the current owner.
The site extends to approximately 0.38 acres with the ground being predominately down to lawn, a gravelled parking area and a range of stores.
