Ballathie Farm lies within a highly fertile and accessible part of Perthshire, close to the villages of Murthly and Stanley. The two villages provide good day-to-day amenities including shop with Post Office, primary schools in both villages, with two churches, coffee shop and hotel also available in Stanley. The City of Perth lies some eleven miles to the south and provides an excellent range of services including both national and independent retailers, banks, railway station, modern concert hall, popular theatre, cinema, library and hospital. The A9 trunk road can be reached in approximately a ten minute journey by car, giving convenient access to Edinburgh, Dundee and Glasgow. Edinburgh and Glasgow both provide international airports whilst Dundee has an airport with regular services to London Stansted. The vibrant city of Dundee lies approximately 21 miles to the east with two universities, Ninewells Hospital, railway station, concert hall and will be the home to the new V&A Museum, anticipated to be opened in 2018 and will form the centre piece of Dundee's waterfront regeneration project.
There are a number of independent schools within a comfortable distance to Ballathie Farm including Craigclowan, Kilgraston, Strathallan, Glenalmond, Morrison's Academy and Ardvreck.
Perthshire boasts a diverse range of recreational activities, many of which are within easy reach of Ballathie Farm. There are wonderful walks within the surrounding hills and glens together with winter sports at Glenshee, lying approximately an hour's drive to the north. Shooting can be enjoyed not only on Ballathie Farm but may also be taken on other estates within the county, together with stalking. Fishing may be taken on the River Tay, lying close by to the south of Ballathie Farm. For the golfer there is the championship course at Rosemount in Blairgowrie, an 18 hole course at Dunkeld whilst lying some 26 miles to the south is Gleneagles Hotel offering three championship courses.
The area is well provided for by agricultural merchants and suppliers, with the land located in an area renowned for its productive arable land and quality of its livestock.

BASIC PAYMENT SCHEME (BPS) 2016
Basic Payment Entitlement was established on 15th May 2015. The Basic Payment Entitlements will be included in addition and will be available for sale by separate negotiation. Further details of the Basic Payment Entitlement is available from the Selling Agent.
Any payments relating to the 2016 scheme year will, if appropriate, be retained by the Seller. If applicable, the purchaser(s) will be responsible upon occupation of the subjects of sale to comply fully with the Statutory Management requirements to maintain the farmland in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS) 2015 for the remainder of the scheme year.

All fallen and standing timber is included in the sale in so far as it is owned by the Seller.
The mineral rights are included in the sale in so far as they are owned by the Seller.
FIXTURES AND FITTINGS
All fixtures and fittings within Ballathie Farmhouse and the farm buildings are included in the sale price. No other items are included unless mentioned in the sales particulars.
The purchaser(s) of Ballathie Farm shall, in addition to the purchase price, be obliged to take over and pay for at a valuation to be agreed by a mutually appointed valuer(s) with respect to the following:
1. All cultivations and growing crops on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
2. All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.
3. All oils, fuel, fertilisers, sprays, chemicals, seeds, and sundries at cost.
Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as selling agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.
In so far as these rights form part of the property title they are included within the sale.
A deposit of 10% of the purchase price shall be paid within seven days of completion of Missives. Deposit will be non-refundable in the event of the purchaser failing to complete for reasons not attributable to the Seller or their Agents.
From Perth, take the A9 north and after approximately 2 miles turn left onto the slip road signposted for Luncarty. Turn right into the village of Luncarty and continue on through the village of Stanley. After leaving the village of Stanley, turn right onto the minor road signposted for Ballathie. Continue on for approximately 3 miles and the start of Ballathie Farm is found to the east of the entrance gate to Ballathie House Hotel.
