Knowes Farm is situated in a highly scenic position some 3 miles to the south of the conservation village of Dunning in the county of Perthshire. Dunning provides a thriving community, together with good day to day activities including village shop with post office, primary school, church, hotel, inn, tearoom, 9 hole golf course, bowling club and tennis club.

Auchterarder, lying approximately 9 miles to north west, offers more extensive facilities and services including a secondary school, medical centre, cottage hospital, bank, supermarket, two butchers, well stocked ironmonger and numerous individual retailers. The well renowned Gleneagles Hotel, with three championship golf courses, restaurant, swimming pool, shooting school, equestrian centre and spa, lies adjacent to Auchterarder. The railway
station by Auchterarder provides regular daily services north and south with more frequent services available from Dunblane. The city of Perth can be reached in about a 20 minute journey by car to the east and offers an excellent array of services including national retailers, banks, leisure centre, cinema, theatre, concert hall and both railway and
bus stations.

The A9 dual carriageway lies to the north of Dunning and links Perth to the east, Stirling to the west and the north of Scotland. The M9 and M90, both linked to the A9, give convenient access to Glasgow and Edinburgh. Dundee can be reached in about a 45 minute car journey by the A90 and provides two universities, shopping centres, Olympia swimming pool and airport with services to London Stansted and Jersey.

Knowes Farm is well positioned for a number of
independent schools including Morrison’s Academy and Ardvreck Preparatory School both in Crieff, Strathallan in Forgandenny, Kilgraston by Bridge of Earn and Craigclowan in Perth.

For the outdoor enthusiast Perthshire provides a wealth of activities. The surrounding hills and glens offer numerous routes for walking whilst fishing, shooting and stalking can all to be taken locally. For the winter sport enthusiast Glenshee lies to the north and can be reached in approximately and hour and a half by car. There are number of golf courses within the area including 18 hole courses in Auchterarder, Crieff and Perth and a 9 hole
course in Dunning.

The area is well provided for by agricultural merchants and suppliers with two livestock markets available in Stirling.

Knowes Farm is a good sized stock farm extending
to about 520 acres (210.44 ha). It is centred on a
traditional farmhouse in need of a significant programme of renovation, together with a traditional range of outbuildings. The land rises from the low ground (224 metres) of permanent pasture through to the rough grazing and up to the hill beyond with Priest Knowe being at its highest point (418 metres).

Knowes Farmhouse is a traditional farmhouse under a slate roof and enjoying a southerly outlook with traditional outbuildings creating a courtyard to the north and east. The farmhouse was last occupied some 20 years ago and would require a significant programme of refurbishment and renovation. The

Traditional Outbuildings
The traditional outbuildings lie immediately to the north and east of Knowes Farmhouse and form a traditional courtyard layout. The buildings are principally of stone construction under principally slated roofs and provide byres, cart sheds, stables, stores and former grain dryer building.

The land at Knowes Farm extends to approximately 520 acres. The land is classified as 4(1)-6(2) by the James Hutton Institute with the low ground fields being principally level moving to sloping fields around the farmhouse and buildings with an extensive hill to the south west. The area has an average annual rainfall of about 1,000mm to 1,250

Knowes Farm sits in an elevated position above Dunning and commands the most outstanding views over Strathearn. The low ground fields are fully enclosed by stock proof fencing with a number bounded by hedging.

The hill extends to approximately 425.73 acres and rises up to Eldritch Hill and Priest Knowe at its highest point. A number of burns run through the hill with a small pond at its centre.

Any payments relating to the 2016 scheme year will,
if appropriate, be retained by the Seller. If applicable, the purchaser(s) will be responsible upon occupation of the subjects of sale to comply fully with the Statutory Management requirements to maintain the farmland in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS) 2016 for the remainder of the scheme year.

All fixtures and fittings within the dwellings and farm
buildings are included in the sale price. No other items are included unless mentioned in the sales particulars.

The purchaser(s) of Knowes Farm shall, in addition to the purchase price, be obliged to take over and pay for at a valuation to be agreed by a mutually appointed valuer(s) with respect to the following:

1. All cultivations and growing crops on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
2. All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.
3. All oils, fuel, fertilisers, sprays, chemicals, seeds, and sundries at cost.
Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as selling agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.

In so far as these rights form part of the property title they are included within the sale.

A deposit of 10% of the purchase price shall be paid within seven days of completion of Missives. Deposit will be non-refundable in the event of the purchaser failing to complete for reasons not attributable to the Seller or their Agents.

From the centre of Dunning take the B934 road south signposted Muckhart. Continue on this road for approximately 3 miles and the entrance to Knowes Farm is found on the right hand side.
