DESCRIPTION
Nether Tillyrie is a delightful Arts and Crafts country house of stone construction under a slated roof with pretty astragal windows. It lies within a charming garden extending to some 2.2 acres and commands uninterrupted southerly views.

Nether Tillyrie has had an interesting history. A farmhouse was originally situated on the site but in 1912 Nether Tillyrie was built in its place. During the First World War it was used as an auxiliary Red Cross hospital and following a period as a private residence it became a youth hostel during the Second World War. Since then it has been a private house and indeed has been in the current ownership for nearly 30 years.

Nether Tillyrie offers a traditional layout with well proportioned rooms over three floors and boasts many period features including cornicing, fireplaces, attractive staircase and panelled doors with original door furniture. The house is centred on the staircase hall, with a magnificent stone fireplace with a wood burning stove, giving a welcoming entrance to this charming country house. Lying immediately off the hall are the principal reception rooms and the kitchen, making it a highly practical house for modern day living. The drawing room enjoys a southerly aspect with a bay window and open fire, resulting in a room of great charm and warmth whilst the dining room benefits from a south-facing bay window, open fire and door linking through to the kitchen via the former butler's pantry and pantry, ideal for entertaining. Lying immediately off the entrance hall is the games room/playroom which enjoys a double aspect.

The good sized and practical kitchen, centred on an Aga, enjoys both an easterly and westerly outlook and is open-plan to the breakfast room, with its bay window and fireplace, resulting in a cosy, yet practical room for day to day dining. There are also doors from the kitchen to a walk in larder, the laundry room and a separate pantry, beyond which is the former butler's pantry with a door to the dining room. A boot room with WC, store rooms and a coal cellar, complete the remainder of the ground floor accommodation.

The principal bedroom, with its en-suite bathroom and walk-in dressing room, enjoys outstanding views over the garden and onto the surrounding countryside beyond. There is a guest bedroom serviced by the Jack and Jill bathroom with a door leading to the hall with three further bedrooms and a bathroom completing the accommodation on the first floor. A spiral staircase leads from the first floor to an attic bedroom on the second floor.

An integral and self contained flat, which is currently fully accessible from the principal house forms the remainder of the accommodation of Nether Tillyrie. An independent door lies close to the garages and gives access to the ground floor hall, with a store cupboard off and a door leading to the lift. A staircase leads to the first floor from where the cloakroom and WC, kitchen, sitting room and scullery are found. A snug/playroom and three bedrooms, plus box room and storage cupboard are found on the second floor. There is an en-suite shower room for one bedroom and a bathroom serves the remaining two bedrooms.
