1 New Cottage sits within the conservation village of Fortingall at the foot of Glen Lyon. This area of Highland Perthshire is well known for its outstanding beauty with numerous opportunities for outdoor pursuits, including walking, cycling and climbing.
Fortingall is situated on the edge of the Tay Forest Park which has a number of attractive woodland walks. Nearby Loch Tay provides opportunities for water sports and for country sport enthusiasts; shooting, fishing and stalking can all be taken locally.
The village of Aberfeldy is a short drive away and has a good range of shops and services, restaurants, bars, cafes and independent retailers, along with both primary and secondary schooling. Breadalbane Academy incorporates a community campus for public use hosting a swimming pool, library and gym. Aberfeldy is also home to the Birks Cinema and a number of social clubs and churches. There are numerous local golf clubs, including Aberfeldy, Strathtay and Kenmore.
To the south is the fair city of Perth which offers a wide range of city amenities, including a hospital, railway station, theatre and concert hall along with national and independent retailers.
1 New Cottage is an end terraced two storey traditional cottage sitting within the heart of Fortingall. The cottage has been renovated by the current owner to offer a perfect combination of both traditional and modern day living.
Entering through the front door is the useful entrance porch, with reception hall off. The sitting room is a cosy and welcoming space with a real fire and attractive feature stone wall. Off the reception hall is the dining room which could also be used as a snug or second sitting room. The galley kitchen is accessed off the hall and further along is the contemporary bathroom which has been recently refurbished. The principle bedroom benefits from a dual aspect with wonderful views over the surrounding countryside, with a further double bedroom adjacent.
The property is bound on three sides by its own grounds with a gravelled driveway leading to a parking area.
The front garden hosts a delightful paved area as well as a range of mature trees, shrubs and bushes with well-stocked borders. To the rear is a former vegetable garden and gravelled parking area.
From Aberfeldy turn right on to Taybridge Road and continue over Wades Bridge bearing left on to the B846. After approximately 4 miles turn left at Coshieville , signposted to Fortingall and Glen Lyon. Continue until reaching Fortingall where the Cottage is located on the right hand side.
