GENERAL
The land at Meikle Logie is situated north east of the village of Trochry in Perthshire. The property is in an attractive and secluded rural location that affords good access to the A9. The land is accessed from the minor road Dunkeld to Milton, and then via a farm track. The property benefits from good access to Dunkeld and Perth.
The area is well provided for by agricultural merchants and services, with the land located in an area renowned for agricultural production and quality livestock.
DESCRIPTION
The land at Meikle Logie comprises 163.3 acres (66.08 ha) of agricultural land and woodlands. The land is classified by the James Hutton Institute as class 5(2) and 4(2). The land has a southern aspect and gradient and rises from approximately 165 metres above sea level at the southernmost part of the property to 306 metres to the north. The land is designated as a Less Favoured Area.
The land is currently in agricultural production but is subject to a Short Limited Duration Tenancy which expires 28th November 2018. There is a clause in the lease permitting resumption in terms of the Agricultural Holdings (Scotland) Act 2003.
The woodland is split over two parcels and is made up of a variety of conifers. The land to the north is bounded by a large coniferous plantation which would suggest that the property could also be used for the planting of trees with some success. The topography and geology of the land would allow for excellent planting conditions and the existing access track would provide for timber extraction, albeit with some upgrading.

DIRECTIONS
From the A9 leave the road opposite Dunkeld, signposted Crieff and Crianlarich and follow the road to the left (A822) for approximately 3.5 miles before turning right, signposted Lagganallachie, Rumbling Bridge and Ballinloan, continue on this road for approximately 0.3 miles and turn right, signposted after the bridge, continue on this road for approximately 0.7 miles and the land at Meikle Logie is on the left hand side.
Access
The area excluded and shown between A and B on the boundary plan does not form part of the subjects, we understand this is owned by a third party who has the right to construct a track to serve the forestry to the north. If this track were constructed, we understand the owner of the land at Meikle Logie would have a right of access over it with no maintenance obligations.
