Sunnyhall Cottage lies to the south of the village of Newtyle and to the north-east of Dundee in the county of Angus. It enjoys an attractive and quiet rural setting with beautiful views over the rural land of Thriepley. Newtyle provides a primary school, village shop and Post Office, butcher, Church and bowling club. Dundee, known as the City of Discovery, can be reached in about a 20 minute journey by car and provides shopping centres, supermarkets, Olympia swimming pool, cinema, theatre and two universities, together with both railway and bus stations and an airport with regular links to London Stansted.
The county of Angus provides a wealth of recreational activities. For the golfer, there are a number of courses within a convenient distance of Sunnyhall Cottage including Piperdam, Rosemount at Blairgowrie and two courses in Alyth. The ski slopes of Glenshee lie to the north and can be reached in about an hours journey by car. The Angus Glens offer wonderful hill walking whilst both fishing and shooting are all available in the area.
Sunnyhall Cottage is a delightful country cottage with a harled exterior lying under a slated roof with astragal windows and a wooden porch to the front. It enjoys a southerly aspect overlooking the surrounding countryside.
Sunnyhall Cottage provides good sized rooms all lying over one floor. The sitting room, with its double aspect, is a good sized reception room with an attractive fireplace with wood burning stove. The kitchen is a light and bright room with tiled floor and fitted floor and wall cupboards with an integrated cooker and stainless steel sink. Immediately surrounding Sunnyhall Cottage is a well-tended gravelled courtyard garden enclosed by a wooden fence with a gravelled parking area beyond. To the south is a paddock with a further area of ground to the south-west which could form a further paddock. Lying immediately to the north of Sunnyhall Cottage is a coniferous woodland extending to about 13.32 acres.
Lying immediately to the west of Sunnyhall Cottage is a former bothy with a harled exterior under a slated roof with astragal windows. It provides useful storage but subject to obtaining the necessary consents could be converted to provide annex accommodation.
Immediately to the north-west of the former bothy is a range of traditional dog kennels comprising two dog runs with kennels and store room. Beyond is a timber garage.
From Dundee, take the A923 road to Coupar Angus and on entering Muirhead turn right onto the B954 road signposted for Alyth. After approximately 3 miles turn left onto the minor road opposite the small bus shelter and the entrance to Sunnyhall Cottage lies immediately after the round loch on the right-hand side. After turning onto the track, take the first track to the right-hand side and continue on passing Sunnyhall Farmhouse. Sunnyhall Cottage lies beyond on the right-hand side.
