GENERAL
The Land at Balrennie is situated approximately 9 miles north of the A90
and 1.5 miles to the west of Edzell within the county of Angus. The area is
well served by agricultural merchants as well as a livestock mart at Forfar
and successful machinery ring. The land can be accessed off the unnamed
public road running between Inchbare and Tigerton.

DESCRIPTION
The land comprises two adjoining enclosures bound by stock fencing.
Field 1 is currently down to grass and has been mown for silage. The
field could easily be incorporated into an arable rotation. Both fields are
designated by the James Hutton Institute as Class 3:2 and are made up
of soils from the Corby & Boyndie and Dinnet Associations. The land falls
within the Strathmore and Fife Nitrate Vulnerable Zone and is designated
as Non LFA. The fields have a gentle sloping easterly aspect and are
approximately 50 metres about sea level.

DIRECTIONS
From the A90, exit onto the B966 signposted Edzell, at the roundabout
take the second exit, continue on the B966. After entering the hamlet of
Inchbare turn left signposted Menmuir. Follow the road for approximately
2 miles and the land is located on the left opposite the right turn for Edzell.
BASIC PAYMENT SCHEME
A single application form was submitted to the SGRPID by the Seller and
Basic Payment Entitlements awarded will be included in the sale. The 2015
payment will be retained in full by the vendors.

DATE OF ENTRY
The Date of Entry will be after the 11th November 2015 or by mutual
agreement.
