The subjects occupy an elevated position in an attractive rural location. The lodges are arranged in an irregular layout, each with
an area of garden ground and served by a shared access laid to gravel. The lodges are of timber construction arranged over a single floor and under a pitched felt tile roof. Four of the lodges were built in 1998 and the two lodges built at a later date benefit from a concrete tile roof and also have a slightly larger floor area.
All of the lodges have double glazing throughout and have electric heating. The external walls are timber clad with a green stain finish. Outdoor areas are generally laid to grass with paved pathways and car parking areas laid to gravel.
The lodges present attractive comfortable accommodation as follows:
Open Plan Kitchen/Dining/Sitting Room, Double Bedroom with En-Suite Shower Room, Twin Bedroom, Bathroom, Hall.

The lodges are currently accessed via a minor public road to the south that leads from the distillery to the west. The gravel track leading from the public road is in the ownership of the sellers. A second track has been formed immediately to the north of the subjects directly from the A827. The track has been constructed to facilitate the possible future development of a further 14 holiday lodges and would also serve the existing 6 lodges. It should be noted that the lodges have an occupancy restriction
and can only be used for holiday accommodation and not to be occupied as a sole or main residence.
