Balquhandy House lies in a highly scenic position in the Ochil Hills, above the village of Dunning in the county of Perthshire. The conservation village of Dunning lies some 3 miles to the north and provides a thriving community together with good day to day facilities including Post Office with grocery shop, primary school, church, hotel, inn, 9 hole golf course, bowling club and tennis courts.
Auchterarder, lying approximately 9 miles to the north west, offers more extensive facilities including a secondary school, medical centre, cottage hospital, supermarket, two butchers, well stocked ironmonger and other individual retailers. The world renowned Gleneagles Hotel, with three championship golf courses, restaurants, swimming pool, shooting school, equestrian centre and spa, lies adjacent to Auchterarder and is the venue of the 2014 Ryder Cup. The railway station by Auchterarder provides regular daily services north and south, with more frequent services from Dunblane (about 24 miles west). The Fair City of Perth, about 14 miles distant, offers an excellent array of faciliites and services which include national retailers, banks, leisure centre, cinema, theatre, concert hall and both railway and bus stations.
The A9 dual carriageway lies about 2 miles north of Dunning, linking Perth to the east, Stirling to the west and the north of Scotland. The M9 and M90 both link to the A9 giving convenient access to Glasgow and Edinburgh. Dundee, known as the City of Discovery, can be reached in approximately 45 minutes by car, via the A90 and provides two universities, shopping centres, Olympia swimming pool and will be the home to the new V&A Museum, due to open in 2015. In addition the airport in Dundee has services to London City, Stanstead and Jersey.
Balquhandy House is well positioned for a number of independent schools including Morrsions Academy and Ardvreck Preparatory School, both in Crieff, Strathallan in Forgandenny, Kilgraston by Bridge of Earn, Craigclowan in Perth and Glenalmond College to the north of Methven.
For the outdoor enthusiast the county of Perthshire offers a wealth of recreational activites including walks in the surrounding hills and glens. Fishing, shooting and stalking are available to be taken locally, whilst for winter sports, Glenshee lies to the north and reached in approximately an hour and half by car. There are many golf courses in the area including 18 hole courses in Auchterarder, Crieff and Perth and 9 hole courses in Dunning itself, Muthill and Comrie. Balquhandy House is a most attractive, well proportioned family house, adapted from a traditional L shaped range of stone buildings and sitting in an elevated position, enjoying the most spectacular panoramic views over Strathearn.
The kitchen, with its Aga and double aspect, is very much the heart of the house, reached from the light and spacious sun porch and opening directly onto both the family room and dining room. The family room is centred on a wood burning stove, with stone fireplace and enjoys an outlook both to the north and south. A staircase leads directly up to the guest bedroom, with en-suite shower room.
Lying beyond the dining room is the magnificent and striking roundel sitting room, with pitched ceiling, fixed bar area, doors to the garden and polished wooden floor, centred on a wood burning stove and commanding outstanding views.
