The Auld Kirk is an absolutely delightful country property idyllically positioned in the beautiful rolling Fife countryside that lies between Cupar and Perth. In terms of amenities the thriving county market town of Cupar is about a 15 minute drive from The Auld Kirk and provides a very good range of shops, services and facilities with the village of Newburgh just a short drive to the north west and also providing a good mix of amenities. Accessibility to the cities of Dundee and Perth is swift whilst less than a one hour drive to the south, Edinburgh is also well within striking distance. About a twenty five minute drive to the east lies the ancient and historic university town of St. Andrews.
The outstandingly beautiful rolling countryside that surrounds The Auld Kirk comprises an enchanting mix of hill, river, woodland, farmland and coastline making the area ideally suited for the outdoor enthusiast. Cycling, riding, walking and sailing are all available in the surrounding area although it is perhaps golf for which Fife is best known with many highly rated courses in the area including the Old Course at St. Andrews which is a regular venue for the British Open. Shooting and fishing may be taken locally whilst in terms of day trips there are several well known National Trust for Scotland properties in the vicinity including Falkland Palace, Hill of Tarvit and Kellie Castle. There are excellent sandy beaches at Tentsmuir, St. Andrews and Elie whilst the wide open spaces of the Lomond Hills are also within easy striking distance. Going slightly further afield the hills of highland Perthshire and Angus are less than a one hour drive from The Auld Kirk.
Good state schooling is available locally with the primary school at Dunbog being particularly highly regarded. Private schooling is provided at St. Leonards in St. Andrews, the High School of Dundee and several schools in and around the Perth area including Craiglowan. There are railway stations at Cupar, Ladybank, Leuchars and Perth and Edinburgh airport is less than a one hour drive to the south. The busy regional airport at Dundee offers a good range of short haul flights.
The Auld Kirk of Dunbog was built as a local church in 1803 and is listed Category B by Historic Scotland. Externally the property is little changed. The square east tower section was a later addition, which, with its impressive spire and weather vane, makes The Auld Kirk a local landmark in the landscape below Normans Law.
The interior is lit by tall gothic arched windows and by stained glass windows which have been carefully preserved. The west gable is topped by a stone Celtic cross. It is approached by a gateway with impressive gate piers on either side, opening to a gravel path with steps up to the impressive front door. Off the shared private road, to the side of the building, is a monobloc car parking area.
The conversion of The Auld Kirk, in 1993, was splendid and well thought out, making the most of the natural light and the space, without compromising the original architecture. The result is a home of great character and style in a superb rural location.
Internally the accommodation has been finished to a high standard and is laid out over two levels extending to about 295 sqm (3200 sqft). The entrance hall provides a generous and welcoming area. The impressive mezzanine level drawing room has a striking stone fireplace and a glazed door to a spacious raised timber deck with an open outlook. Steps lead up to a pulpit with a commanding view over the drawing room. The formal dining room has a decorative fireplace and ornate ceiling cornicing with two ceiling roses.
The breakfast room has space for a table and chairs and is open plan with the fitted kitchen which has a variety of Shaker style units incorporating basket storage and glazed display cupboards, extensive worktops inset 1½ bowl sink with mixer tap, range-style cooker and cooker hood. The integrated appliances include a wine cooler, fridge and dishwasher. The property has a particularly large utility room with a built in sink with unit below, plumbing for automatic washing machine, back door, log store and extensive built-in storage cupboards. It is large enough to also serve as a playroom.
Also on the ground floor are a study with a fireplace and fitted units incorporating a folding bed and a ground floor bathroom with WC, wash basin and free standing bath with claw feet, shelved press and timber panelling to dado height.

South of Perth, leave the M90 at Junction 9, signposted for Bridge of Earn, and follow the signs for Cupar and St Andrews (A913). Travel through the villages of Abernethy and Newburgh. After leaving Newburgh, travel for approximately 3.5 miles and turn right at the signpost for Dunbog. Follow the road round to the left until you reach The Auld Kirk.
