DESCRIPTION
Thornylee Farmhouse is situated in an elevated position with spectacular views over the Tweed Valley.
The house is of modern construction and offers substantial and adaptable family accommodation on one floor. It stands in about 2.95 acres of amenity ground and garden with a trout pond extending to about one acre.

The rooms to the south enjoy direct access to a paved patio and a splendid outlook across the trout pond which offers a wealth of wildlife to observe.

This expansive family home benefits from a spacious yet cosy living room which has French windowsleading out onto the south-facing patio, and double doors that open to a dining area which adjoins the kitchen. The breakfast kitchen is an impressive feature of this house with its full height ceiling, open beams and well appointed fittings and fully integrated appliances. It also opens onto a partially covered loggia which creates an excellent space for alfresco entertaining. The master bedroom boasts fitted furniture and an en-suite shower room. There is also a family bathroom and WC that serves the other four bedrooms.

THE LAND
The grazing land extending to about 13.82 acres would be ideal for equestrian or specialist agricultural use. Currently it is all in grass. The woodlands, which extend to about 5.26 acres overall, are mainly mixed conifers of varying ages with more recent mixed hardwood planted around the pond and on the roadside.

FISHING
With the property, one kilometre to the south west of the house, is a strip of riverbank just under a mile long from which there are riparian trout fishing rights in the River Tweed. The Salmon fishing rights are not owned. In the past the pond has also been successfully stocked with trout and provided exciting fishing. No fishing catch records are available.
