Eshiels Mill is only 1 mile from Peebles, an attractive and popular Borders market town with excellent local services and a good selection of primary schools and a well regarded secondary school. Peebles has its own swimming pool, library and the Gytes Leisure Centre. There are lots of open spaces in the town including Victoria Park, Whitestone Park and Hay Lodge Park with paths and bridges crossing the Tweed.
Peebles is well placed for the commuter with Edinburgh only 23 miles to the north and only 20 minutes from the Edinburgh City Bypass.
Peeblesshire is one of the most beautiful and accessible parts of the Borders with rolling hills, farmland and woodlands. The area is renowned for its outdoor activities. The River Tweed is the most prolific Salmon river in Scotland and shooting can be arranged on nearby estates. There are golf courses at Innerleithen, Peebles and Cardrona. The Peebles Hydro and Cardrona Hotel both offer good leisure facilities and Glentress Forest, only a short bike ride from the house, is a fabulous world class facility for mountain biking.
Built approximately 20 years ago, Torhill offers well proportioned family accommodation with an adaptable layout.
The house is approached from the driveway in to a bright reception hallway which leads to a spacious master bedroom with an en suite bathroom, guest bedroom with en suite shower and two further double bedrooms. A family bathroom and a cloakroom complete the accommodation on this floor.
A timber staircase leads to the first floor and the sitting room which has wonderful views over the gardens and over open countryside to the hills beyond. There is a room adjacent to the sitting room at first floor level which has been used as a study but equally could be used as 5th bedroom.
At garden level the accommodation comprises the kitchen/breakfast room which is fitted with a good range of wall and floor units incorporating a range of appliances including a 5 ring gas range cooker and electric ovens with extractor hood above, dishwasher, free standing fridge/freezer and an under counter freezer. There is ample space for a dining table and chairs and in addition there is a formal dining room. Originally there was a doorway from the kitchen through to the family room and an incoming purchaser may wish to investigate the possibility of reinstating this. There is a separate utility room located off the kitchen which is plumbed for washing machine and tumble dryer and has a sink unit and a good range of wall and floor units. The utility room also houses the central heating boiler.
The family room is adjacent to the kitchen and has doors opening onto a conservatory overlooking the south facing gardens to the rear of the house. There is direct access to the paved patio from the conservatory and the kitchen.
Torhill sits in approximately 0.55 acres of garden ground with views towards the Tweed Valley. The garden is mainly laid to lawn with well established trees and shrubs and is completely enclosed making it safe for children and family pets.
There is a detached double garage in addition to the parking on the drive.
