5 Lugate Cottages is a mid-terrace cottage forming part of a row of cottages in a secluded location to the north of Lugate Farm. Lugate lies 1.5 miles south west of Stow and is accessed by a private road off the public road. Lugate is surrounded by particularly scenic rolling countryside.

The peaceful village of Stow is situated in the Gala Water valley. Stow provides many local services including a primary school, modern health
centre, cafe and a well stocked village shop and post office. There are also a number of leisure facilities in the village including an all weather multi-court, bowling club, park and the opportunity to join clubs and hobby groups.

The area is exceptionally well placed for enjoying a rural lifestyle whilst being in easy commuting distance of Edinburgh. The A7 runs through Stow and it is 21 miles to Edinburgh city by-pass. The train station is 1.5 miles away where a regular service runs north to Edinburgh and south to
Galashiels and Tweedbank. Galashiels lies approximately 7 miles south of Stow and is also easily accessed by both road and rail. Galashiels
benefits from a good range of shops (including 2 major supermarkets) and a wide variety of recreational and sporting facilities. There are several
primary schools together with a secondary school located in the town.

The Borders General Hospital and Scottish Borders Council headquarters are both within easy reach.

5 Lugate Cottages is a traditional stone cottage dating from around the 1880s. The accommodation is laid out on two levels and has been extended and improved in recent years. The upgrading has included replacing all windows, outer doors and the conservatory roof. A multi-fuel stove with back boiler has been installed and many of the small radiators have been replaced. This provides an efficient heating and water system throughout the house. For ease of maintenance the ground floor has been fitted with wooden floors.

The mid terrace cottage was extended to include the south facing garden room. It is currently utilised as a sun room with dining area and is a useful addition to the accommodation. There is a good deal of storage throughout the house.

The front garden makes an impressive approach to the house. It is predominantly laid to lawn and includes decorative borders and a paved terrace. A log store is located at the end of the garden.

The rear courtyard garden is fully paved and provides a useful sheltered outdoor space.

An orchard garden to the east end of the terrace is included in the sale. The productive garden contains fruit trees and raised vegetable beds. A timber workshop, garden store and green house are located within the garden.

Shared residents parking.
