Eagles Nest is in a spectacular rural location in the Yarrow Valley. The house is accessed via a stone track approximately half a mile from the B709.

The area of Mountbenger is a small settlement and sheep farm. It is close to the historic Gordon Arms, an old coaching Inn at a crossroads with roads leading to Selkirk, Hawick, Innerleithen and Moffat.

The town of Innerleithen is just 7 miles to the north east. The town, comfortably accessible from Edinburgh, offers a wide range of independent local shops, hotels, services and a small supermarket.
Innerleithen and the surrounding area is hugely popular for mountain biking, especially downhill bikers. In addition to the downhill trails, there is a long cross-country loop that climbs to the top of the nearby Minch Moor before descending through some excellent trails.

Primary level schooling is available in nearby Yarrow and Eagles Nest falls into the catchment for Selkirk High School.

Eagles Nest is a traditional detached, 2 storey cottage believed to date from the 1880s. It has a southerly aspect and makes the most of the far reaching views of the Yarrow Valley. The stone built cottage is presented in good decorative order throughout and offers well-appointed accommodation.

On the ground floor the excellent kitchen/dining room offers an open plan room suitable for modern day living. The kitchen is fitted with a range of floor and wall cabinets and has a good sized and useful walk in larder. Like the kitchen, the bathroom has classic, timeless fittings.

The third bedroom is accessed through the sitting room. From here a Ramsay style ladder gives access to a useful store room which has the potential to be converted into an extra bedroom (with the
appropriate permissions).

The cottage is currently used a holiday letting business with good occupancy rates. In addition the cottage benefits from a wood pellet boiler that provides an efficient heating system as well as an annual income.

Eagles Nest sits in spacious garden grounds. Outside the front door is a paved terraced that is ideal for taking in the picturesque surroundings. The enclosed garden, mostly laid to lawn is interspersed by mature trees and shrubs.
