SITUATION
The grazing land lies immediately to the south of Earlston between the A68 and the Leader Water. Access is from the layby on the east side of the A68 immediately after leaving Earlston, travelling south.

Earlston is a popular small Borders down with a good range of amenities including shops, inns, a well regarded high school and a primary school. The countryside around Earlston is noted for its scenic beauty and other nearby Borders towns provide a wide range of recreational and sporting facilities.

Earlston straddles the A68 which provides good vehicular access both north to Edinburgh and south to the northeast of England. In addition, the Tweedbank Terminal for the Borders Railway, with its regular train service to Edinburgh, lies within easy reach.

DESCRIPTION
This is an attractive area of level grazing land which is currently divided in to 4 paddocks and extends to about 10.68 acres/4.32 ha.

There is an arena on the land, along with 4 stables and a field shelter with 2 small stables.

The land is subject to burdens, including one that it must always be used for the benefit of animals.

The land has no mains water or electricity supplies—but abuts the Leader Water.

DIRECTIONS
Heading south through Earlston on the A68 pass the Co-op Filling Station and Store on your right and cross the bridge over the Leader Water. Fairly quickly there is a layby on your left and access to the grazing land is from a track off this layby down to a small car parking area created by the neighbouring land owners, Borders Pet Rescue.

VIEWINGS
Strictly by appointment with the selling agents.

NB: The grazing is subject to a tenancy arrangement until summer 2021 and potential buyers should speak to the selling agents before any viewings.
