LOCATION
Burnside has a peaceful location close to Sprouston’s village green and within comfortable walking distance of the River Tweed.

Sprouston lies on the south side of the River Tweed and is surrounded by scenic Borders countryside. The village has a church, primary school and well used village hall. There are delightful walks around Sprouston —including a foot/cycle path to Kelso.

Nearby Kelso is one of the most popular towns in the Scottish Borders and is noted for its fine market square as well as the remains of one of the great Borders Abbeys. Kelso has a good range of shops, sporting and social facilities along with primary schools and an impressive new high school. Kelso’s Sainsburys supermarket is within easy driving distance of Sprouston.

Kelso sits at the confluence of the River Tweed and the River Teviot and has good road links with the other principal towns in the Scottish Borders. There are railway stations at both Tweedbank (19 miles) and Berwick Upon Tweed (21 miles)

DESCRIPTION
Burnside is an impressive modern detached bungalow providing versatile and well appointed family sized accommodation on one level.

The property has propane gas fired central heating, double glazing, good built in storage and good kitchen and bathroom fittings. There is an open fire in the sitting room, windows have been renewed within the last 10 years and the floored attic has loft ladder access.

The charming garden grounds have a burn running through them and include lawns, borders, small trees and a patio. The back garden enjoys good privacy and there are stepping stones over the burn. There is an outside tap.

Burnside has good off road parking for several cars and an excellent detached double garage, part of which is currently partitioned off to create a useful office/workshop. The garage has an electric operated door and some good storage space.
