Nearby Kelso is a historic and attractive Borders town which lies at the junction of the River Tweed and the River Teviot. Floors Castle lies on the edge of town. Kelso has a wide range of shops, supermarkets, sporting and recreational facilities and an impressive new High School has recently been opened. Sporting and recreational facilities in the town include an ice rink, golf course, swimming pool and National Hunt race course.
Travelling towards Morebattle from Kelso on the B6436 turn left to Frogden approximately 4 miles southeast of Kelso. Steward’s Cottage is the first property on your right as you head along this minor public road.
Steward’s Cottage is a tremendous traditional detached cottage which was refurbished and extended around 2013 - winning Scottish Borders Council’s Award for Works to an Existing Building in the process.
The cottage was designed as an “eco” house and benefits from ground source heating, solar panels and new double glazed windows. There is good built in storage space including a part floored attic with loft ladder and electric light. Original shutters and doors are in place.
The bright, versatile and well appointed family-sized accommodation includes a ground floor bedroom and has attractive small balconies at each first floor bedroom window. The ground floor shower room has doors from both the master bedroom and the entrance hall.
The kitchen has a boiling tap, log burner with open warming oven and 2 motorised Velux windows for added ventilation. Loose furniture not included in sale.
There is a useful mezzanine play/work area above the dining kitchen which has access from one of the first floor bedrooms.
The cottage sits within spacious garden grounds which include grass, patio and generous off road car parking space. There is a useful timber shed with electricity.
Adjoining the garden is a large paddock and a burn runs along the northern edge.
Mains electricity and water. The cottage is currently on a shared, metered water supply with Frogden Farmhouse but this will be changed to a dedicated mains supply at the vendors expense later in 2018. Septic tank drainage - the septic tank has been treated with a monthly biological digester. Ground source heating supplemented by two log burners. Over-sized hot water tank
NB: Mains water will soon be taken to the nearby farm cottages at Frogden and this will necessitate a trench being dug along the south edge of the Steward’s Cottage garden and paddock. The vendors will arrange for the trench to be refilled once the work has been completed.
The soakaway from the septic tank serving the farm cottages at Frogden runs in to the burn at the edge of the paddock.
Steward’s Cottage is shown on the Scottish Assessors website as being in Council Tax Band E, this Band having been effective since 1st April 1993.
