LOCATION
Brejshame enjoys a tremendous rural location approximately 5 miles northwest of Kelso. The house enjoys some outstanding outlooks - including views of the Tweed Valley, the Cheviots, Smailholm Tower and the Eildon Hills.

Brejshame lies close to Mellerstain House, one of Britains best stately homes, and for lovers of the outdoors there is good walking and cycling in the area.

Nearby Kelso is considered by many to be the most attractive of the Borders towns and is particularly noted for its fine market square and for the remains of one of the great Border Abbeys. The town provides a good shopping centre together with an excellent range of social and sporting facilities. An impressive new high school has recently been built on the northern edge of Kelso.

There are good road links with the other main Borders towns and the Borders Rail Link with Edinburgh terminates at Tweedbank - and attractive 14 mile drive along the Tweed Valley from Whitehill.

DESCRIPTION
Brejshame is a lovely modern detached family home which has been finished to a high standard by the current owners.

The bright, spacious, well appointed and thoughtfully designed accommodation is on two levels and there is potential to have a ground floor bedroom - if required. The house benefits from oil fired central heating, a log burning stove in the sitting room and solar panels with a smart meter. The kitchen has recently been replaced and new double glazed windows have recently been installed. The ground floor accommodation largely has oak flooring although there are tiled floors in the kitchen, utility room and shower room.

The solar panels, with smart meter, generate some additional income as well as providing electricity and hot water.

. The spacious garden includes generous gravelled car parking/turning space, lawns and some decking.

There is an excellent double garage, with games room above, and this would appear to have potential for conversion to a granny annexe or holiday let if desired - subject to planning.

Other outbuildings include two large timber sheds and a summer house.

IMPORANT NOTES
Brejshame has a shared septic tank which is outwith the boundaries of the property. There is an informal agreement that the owners of Brejshame will pay the farmer, who owns the septic tank.

The two ceiling lights in the sitting room will be removed and replaced with alternative lights, by the vendors prior to moving. The two ceiling fans in the property will also be removed.
