Coldingham, and Coldingham Moor ...

Cairnbank is a versatile detached property in an accessible rural location approximately 3 miles west of Coldingham. The property lies on the northeast side of the A1107 and enjoys a south westerly aspect to the front.

Coldingham, and Coldingham Moor, are popular holiday destinations given their proximity to both the attractive east coast and Edinburgh. A good range of local amenities is found in nearby Coldingham. St Abbs, with its nature reserve and diving opportunities, is a popular destination. A wider range of amenities is available in each of Eyemouth (6 miles), Berwick upon Tweed and Dunbar. Primary schooling is at Coldingham and there is a modern new secondary school at Eyemouth.

The nearby A1 provides good vehicular access both north to Edinburgh and south to the northeast of England. In addition, the main east coast railway line has a station at Berwick upon Tweed. It is hoped that Reston railway station will be re-opened in a few years.

Cairnbank is a traditional, detached single storey cottage which has been modernised, extended and improved since construction. The versatile, family sized accommodation benefits from oil fired central heating, double glazing and modern kitchen and sanitary fittings.

The property, which is currently used as a small holding, would suit a variety of uses and has a good range of outbuildings, in addition to adjoining paddocks. The land with Cairnbank lies mainly to its northeast and is suitably enclosed. The two paddocks extend to approximately 0.86 acres/0.35 ha and 1.65 acres/0.67 ha respectively.

Mains water and electricity are connected. Drainage is to a septic tank.

As part of the local Penmanshiel wind farm fund Cairnbank receives just over £200 per annum towards the electricity bill.
