Swinside enjoys an excellent rural location at the foot of the Cheviots approximately 2.5 miles to the south east of Oxnam. The settlement lies below Kelso Hill and The Faulds is located opposite Swinside Hall.

The house enjoys lovely outlooks over the surrounding countryside, particularly to the front/north, and is well placed for hill walking, cycling and other outdoor pursuits. Nearby Oxnam has a village hall and a church while Jedburgh has a good range of shops, sporting and recreational facilities as well as primary and secondary schools. The A68, which links Edinburgh with the north east of England, is within comfortable reach. The Borders Railway with its regular service to Edinburgh terminates at Tweedbank.

DIRECTIONS
From Jedburgh turn off the A68 at the Waterside Fitness Centre and head uphill on Oxnam Road. Pass the Mainetti factory on your left before leaving the town. Continue to Oxnam and approximately half a mile south of the village turn left onto a minor road which leads to Swinside after approximately 1.5 miles. The Faulds lies on your right opposite Swinside Hall.

The Faulds is an attractive modern detached family home which provides bright, spacious, versatile and well proportioned accommodation. The house benefits from oil fired central heating - under floor at ground level—and solar panels assist with hot water provision. Windows are double glazed.

The Faulds sits within spacious garden grounds which are nicely laid out and include lawns, borders, vegetable border and an enclosed dog exercise area.

The Faulds was built on what was originally two plots and whilst the planning consent for the second plot has know lapsed it seems likely that it could be reinstated if desired. Potential buyers should satisfy themselves on this - if a second plot is of interest.

There is generous gravelled off road car parking with The Faulds and a significant selling point is the excellent large workshop/garage which has a gross internal floor area of approximately 143 square meters. The workshop/garage has water, electricity and drainage and benefits from strip lighting and an electric door. The main door opening is approximately 3.17m high and 3.75m wide, Internal heights are approximately 2.26m to the wall head and 4.29m to the apex of the roof.
