Braenaloin enjoys a picturesque rural, yet accessible, location on the western edge of Smailholm - a popular Borders village to the northwest of Kelso.

Smailholm (means “small village”) has an active community based around the village hall along with a pretty church. Nearby Smailholm Tower is a classic Border Tower which inspired Sir Walter Scot, who spent boyhood holidays at nearby Sandyknowe Farm. For lovers of the outdoors there is good walking in the area with several marked routes.

A wide range of amenities is found in Kelso (a new secondary school is currently being built) and Smailholm is also within easy reach of Earlston, Melrose, the A68, the Borders General Hospital, Scottish Borders Council’s Headquarters and the Borders railway which links Tweedbank/Galashiels with Edinburgh.

Braenaloin is a charming traditional detached cottage which provides versatile and well proportioned family sized accommodation. One of the three double bedrooms is on the gorund floor, along with the shower room. The cottage has been improved and extended in recent years and the oil fired central heating boiler and wood burning stove/cooker were installed in 2011.

The cottage sits within spacious and nicely designed garden grounds, which include lawns, ornamental pond, gravel, well stocked borders and patios. There are both open and shaded areas along with various trees. Braenaloin has a good range of outbuildings including sheds and a single car timber garage.

There are tremendous outlooks from both the cottage and the garden - including views to the Eildons.
