Peaceful rural, yet accessible, location

Stobicote has a tremendous rural location approximately 2 miles west of Ancrum.. The house enjoys one of the best views in the Scottish Borders with extensive south easterly outlooks over the Teviot Valley.

Ancrum itself is a delightful conservation village with a pretty green and a good range of amenities including a shop, popular inn, primary school and church. A wider range of amenities is found in nearby Jedburgh and the A68, which passes close to Ancrum, provides good vehicular access both north to the Borders Railway and Edinburgh and south to the northeast of England.

The Scottish Borders is a particularly attractive area of Britain and is ideal for those looking for a scenic rural home whilst being within easy reach of Edinburgh and Scotland's central belt.

From Ancrum head west on the B6400 and continue for approximately half a mile after leaving the village before turning left on to a minor road to Ancrum Craig. Continue along this road for just over a mile before turning left on to a private road signed "Ancrum Craig" and "Stobicote". Stobicote is the first house on your right.

Stobicote is a superb modern detached house which was designed by Skye Homes in conjunction with the present owners. The bright, versatile and well appointed family sized accommodation includes a ground floor bed sitting room and shower room with wheelchair access. There are 3 double bedrooms at first floor level, 2 with en suites and the third (currently being used as a spacious office) having a store room off which could readily be converted to an en suite if desired.

The ground floor accommodation is bright and airy and benefits from warm water under floor heating. The first floor accommodation has hot water skirting heating and there is an efficient oil central heating boiler in the utility room. In addition, Stobicote has PV panels which currently produce an annual income sufficient to cover the heating oil and electricity bills. A solar heating panel assists in heating the domestic hot water tank.

The spacious garden has been designed with prairie or steppe planting inspired by Dutchman Piet Oudolf's naturalistic schemes.

There is good off road car parking with Stobicote along with a spacious detached double garage.

For more detailed information on Stobicote, including a room by room description prepared by the present owners, contact the selling agents.
