Linden Lea is situated at the south western end of Boleside, an attractive small settlement overlooking the River Tweed to the south of Galashiels. Boleside is approximately a mile long and sits above the river on its northwest bank. The location is peaceful whilst being within easy reach of Galashiels, Melrose and the Borders rail link with Edinburgh. The popular, central Borders town of Galashiels benefits from a good range of shops (including 2 major supermarkets) and a wide variety of recreational and sporting facilities. There are several primary schools together with a secondary school located in the town.
The Borders General Hospital and Scottish Borders Council headquarters are both within easy reach and the surrounding countryside, which is noted for its scenic beauty, offers excellent road links with Edinburgh and the north of England. A regular train service runs between Galashiels and Edinburgh.
Linden Lea has remained in the same ownership for several generations and the sale represents the first opportunity to buy since the early 1900s. Linden Lea is a detached, late Victorian house which is full of character largely unaltered for many years. The accommodation is laid out on two floors with the added benefit of a spacious, part floored attic with ladder access. There is a single garage at road level and a path leads up through the terraced garden, mostly laid to lawn, mature trees and shrubs. A new gas fired central heating boiler was installed within the last ten years.
From the A7. At Kingsknowes roundabout continue on the A7 into Galashiels on Abbotsford Road. At the first mini roundabout take the 2nd exit onto Tweed Road. Continue along Tweed Road, past the sports fields at Netherdale, to the next mini roundabout. Take the 3rd exit marked with a NO THROUGH ROAD sign (under the Tweed Bridge). Drive along this road for approximately 1 mile. Linden Lea is one of the last houses on the right.
