Lanton is surrounded by picturesque countryside whilst being within easy reach of the A68 which links Edinburgh with the north east of England. There is a village hall in Lanton and nearby Jedburgh provides a good range of amenities including shops, schools, sporting and recreational facilities.

Lanton contains several 18th century cottages and the earlier Lanton Tower is now part of a more modern house. The village was once the home of the “crowner” or coroner of the Jedburgh area.

From the A68, 3 miles north of Jedburgh, take the A698 west (signed Hawick) and after approximately 1.3 miles turn left on to a minor road (signed Lanton). Pass through the edge of the village and continue on uphill taking the second farm track on the right close to the top of the hill. Head up the farm track and Lantoncraigs is down the first driveway on your right after passing the farm steading.

Lantoncraigs is a superb small traditional farmhouse, with attached outbuildings, which provides versatile and well appointed living accommodation. The current accommodation could be extended into the adjoining outbuildings - if desired and subject to consents. Indeed the south facing roof of the outbuildings attached to the northeast side of the farmhouse was renewed to residential standard by the current owners.

Lantoncraigs has been nicely refurbished and well maintained by the current owners who have lived there for many years. There is a new “Rayburn” cooker in the kitchen and double glazed windows throughout. A fairly new “Grant” oil fired central heating boiler has been installed and Lantoncraigs is well presented.

Lantoncraigs sits within approximately 7 hectares/17.3 acres of delightful grounds which include pasture, rough grazing, woodland and garden. The property enjoys a good degree of privacy whilst benefiting from magnificent outlooks over the Teviot Valley and much of the Scottish Borders.

Outbuildings include adjoining stores, stable and cart shed which have the potential to be converted to additional living accommodation, or even a separate dwelling, if desired - subject to obtaining the necessary consents. Other outbuildings include a spacious shed and a substantial timber field shelter and feed store.

The Craigs, which lie to the south west of the farmhouse, are an attractive feature of Lantoncraigs, a well positioned seat on the top of the Craigs making the most of the outlooks.

Lantoncraigs is a registered holding - 778/0134.
