The plot has a tremendous rural, yet accessible, location a short distance to the east of the popular conservation village of Ancrum. Access is from the B6400 and nearby attractions include the Woodside Plant Centre and Tearoom, Harestanes Visitor Centre and Monteviot House.

The plot lies immediately to the west of Howden Farm Cottages and has superb south westerly outlooks up the Teviot Valley.

The A68, which provides good vehicular access both north to Edinburgh and south to the northeast of England, lies within easy reach of the plot and the nearest amenities are in Ancrum - a pretty conservation village with a central green, primary school, church, inn and shop. Nearby Jedburgh has a wider range of shops, schools, recreational and sporting facilities.

From the A68 turn east on to the B6400 to Nisbet almost opposite the turning to Ancrum. Approximatley one mile along the B6400, having passed the turning to Harestanes Visitor Centre on your right, turn left at the sign to the Woodside Plant Centre and Tearoom. Take the west most track up the hill past the turning to the Wood Studio, and veer left at the top of the track to reach the plot.

Electricity - There is a mains power supply available beside Howden Meadows. The purchaser should liaise with Scottish Power to ensure it is adequate for their requirements.

Water will be from a connection to a water tank in the field behind the plot. The purchaser will be responsible for a share of the pumping cost and maintenance/renewal of private pipework from the mains connection along with any associated apparatus such as a storage tank. The water will either be charged through Council Tax or metered depending upon the Scottish Water's requirements and if a metered supply is required the purchaser will be responsible for the installation of a meter.

Drainage will be to a septic tank within the plot boundaries. If a tail drain is required outwith the plot Lothian Estates will provide a wayleave.

BT connection available adjacent to Howden Meadows. The purchaser should liaise with the utility service to ensure it is adequate for their requirements.

Responsibility for the maintenance or upgrade of the private access road will be shared on a user basis.
