Clovenfords lies approximately 3 miles to the west of Galashiels and is a popular Borders village with a shop, hotel and recently completed primary school. Secondary schooling is in Galashiels, which also has a wide range of shops, sporting and recreational facilities. The Waverley Rail Link between Galashiels and Edinburgh is due to re-open in September 2015. The countryside around Clovenfords is popular for outdoor pursuits including hill walking, mountain biking, horse riding, golf and fishing.

Millbank Road adjoins the roundabout in the centre of the village and this plot is at the far end of Millbank Road, across the old stone bridge over the Caddon Water.
