SITUATION
Balmoral Cottage has an attractive, central location within the small village of Nenthorn which lies about 4 miles northwest of Kelso.

Nenthorn is surrounded by scenic Borders countryside with excellent opportunities for outdoor pursuits including cycling, walking and riding.

Kelso is arguably the most attractive of the Borders towns with its fine market square and the remains of one of the great Border Abbeys. Kelso is a good shopping centre and also provides primary and secondary schooling and an excellent range of social and sporting facilities.

DESCRIPTION
Balmoral Cottage is a superb traditional semi-detached cottage which has been refurbished and extended over the last ten years to provide well appointed family sized accommodation. The cottage has been used for holiday lets in recent years and is well suited to either permanent or holiday use.

Upgrading and improvement works carried out over the last ten years include the construction of the dining room, extending the kitchen units, renewing floor coverings, new doors, new double glazed windows, rewiring, re-plumbing, new log burning stove, new sanitary fittings (each bedroom has an en suite), landscaping the garden, building the excellent workshop/store and creating the off road car parking.

The cottage benefits from oil fired central heating as well as the log burning stove.

ACCOMMODATION
Ground Floor:
Entrance porch, hall, sitting room, kitchen, dining room. WC (with WC and basin) and double bedroom with en suite shower room (with shower, basin and WC).

First Floor:
Landing, principal bedroom with en suite bathroom (with WC, basin and bath with shower above) and double bedroom with dressing area and en suite shower room (with shower, basin and WC).

GARDEN AND GROUNDS
Balmoral Cottage has a small front garden along with two good off road car parking spaces.

The fine back garden includes lawns, borders, gravel, drying green and patio. This garden is nicely bounded by a mix of dry stone dykes and fences and there are some excellent outlooks from the garden.

* The rateable value would need to be changed to a Council Tax Band if the cottage is to be owner-occupied. It is currently shown as self-catering accommodation.

A very useful workshop/store, which could be converted to a home office or garden room by adding a new door and window, has been built in the back garden. This has double skin walls and benefits from both water and electricity. The workshop/store is divided into two sections and there is a stainless steel sink in the front section. Dimensions are approximately 2.9m x 10.2m - in total.

DIRECTIONS
