1 Lempitlaw Farm Cottages has an excellent semi-rural location, Lempitlaw being a small settlement approximately 5 miles to the east of Kelso. The cottage enjoys some tremendous north westerly outlooks over the Tweed Valley as well as some fine south easterly outlooks towards the Cheviots.
Lempitlaw is within comfortable reach of Kelso, one of the most popular towns in the Scottish Borders.
Considered by many to be the most attractive of the Borders towns Kelso is noted particularly for its fine Market Square and for the remains of one of the great Border Abbeys. The town provides a good shopping centre together with an excellent range of social and sporting facilities including golf, bowls, tennis, swimming, curling, National Hunt racing and fishing. An impressive new high school has recently been built on the northern edge of Kelso, along with a new primary school in Broomlands.
Kelso sits at the confluence of the River Tweed and the River Teviot and the surrounding countryside is noted for its scenic beauty.
Kelso has good road links with the other principal towns in the Scottish Borders and there are railway stations at both Tweedbank (22 miles) and Berwick upon Tweed (22 miles).
1 Lempitlaw Farm Cottages is a charming traditional end-terraced cottage with versatile family sized accommodation. The cottage benefits from propane gas fired central heating and there is a propane gas fired “Aga” cooker in the kitchen. There is a stove in the sitting room.
Hall, sitting room, dining kitchen, inner hall (with boiler/airing cupboard off) and bathroom (with bath, basin and WC).

The cottage has attractive front and back gardens which are largely in grass and enjoy good privacy. The back garden contains a patio and some apple trees and benefits from the tremendous north westerly outlooks over the Tweed Valley.
There is a single car timber garage - one of a row of three - with the cottage and there is off road parking for 2 cars - in tandem - in front of the garage.
There are timber stables in the back garden with 2 loose boxes and a tack room. The tack room has been used as a games room in the past.
From Kelso take the B6352 Yetholm road and veer left on to the B6396 Wooler road about 2 miles from Kelso. Travel along this road for about 1.5 miles before taking a right turn, signed “Lempitlaw” and follow this minor public road up to Lempitlaw. 1 Lempitlaw Farm Cottages is the first dwelling on your left as you enter the settlement.
