The Tofts is a peaceful, short cul-de-sac in a tremendous location a short distance to the north of Kelso town centre. Vehicle access to The Tofts is from Inch Road, opposite Kelso’s hospital, and there is pedestrian access from Edenside Road, opposite the Tait Hall. No 24 lies on the south west side of The Tofts and has a north easterly aspect to the front. The excellent back garden is a sun trap. Arguably the most attractive of the Borders towns, Kelso lies in an area of great scenic beauty and is noted particularly for its fine Market Square and for the remains of one of the great Border Abbeys. The town sits at the confluence of the River Tweed and the River Teviot. Kelso provides a good shopping centre together with an excellent range of social and sporting facilities including golf, bowls, tennis, swimming, curling, National Hunt racing and fishing. There are plans to build a new high school in the town. Kelso has good road links with the other principal towns in the Borders and there is a main line railway station at Berwick upon Tweed. The Waverley Rail Link between Galashiels and Edinburgh is to re-open in September 2015 with the terminal being at Tweedbank which is approximately 16 miles from Kelso.

24 The Tofts is a superb ground floor flat providing bright, spacious and beautifully presented accommodation. The flat is currently arranged to provide two good sized public rooms and two bedrooms but could easily be changed to provide one public room and three bedrooms if desired.

The original front wooden door with striking brass door furniture accesses a vestibule which features charming mosaic quarry tiled flooring. A half glazed door opens to an S-shaped hallway with an elegant barley twist ceiling chandelier.

The lounge set to the front is a bright and peaceful sitting room. Attractive arched display alcoves with shelved cabinets below are positioned to each side of a working Victorian cast iron fireplace.

The living/dining room located next to the kitchen is a lovely bright room overlooking the garden. It is extremely cosy during the winter months with its multi-fuel Stovax stove and beautiful natural Bath stone fireplace. There is a useful shelved storage cupboard beside the fireplace.

The kitchen is another bright room with light from two windows and back door. It has modern fitted cupboards with ample storage. The fridge freezer and dishwasher are integrated appliances.

The master bedroom enjoys a peaceful location to the rear of the house. This bright double room features a lovely original ornate cast iron fireplace, set on the angled wall. The room benefits from newly fitted wardrobes with a fantastic range of interior fittings to keep clothes and accessories in order.

The second bedroom has the original floor to ceiling large fitted wardrobe with sliding doors which provides good storage.

The smart family bathroom comprises of a white 3 piece suite with shower fitted over bath, chrome heated towel rail and matching floor and wall tiles. Recently the floor tiles have been covered with wood effect vinyl for safety reasons due to the current family having young children. The bathroom benefits from underfloor heating which can be controlled from a panel beside the light switch.

Gas fired central heating is installed and all windows are double glazed.

The property has an attractive good sized secure private garden to the rear. Enclosed with a solid wooden fence the sun trap garden includes patio, stocked flower beds, gravel path, lawn extending to a rockery and garden shed. The front garden is gravelled for easy upkeep, enclosed by a picket fence and has off street parking.
