Clounlaid and Crosben are located on the scenic Morvern peninsula, which overlooks Loch Linnhe and the Isle of Mull. The subject lie a short drive from the villages of Strontian and Lochaline.

Lochaline provides good local amenities including a shop, post office, primary school, hotel and restaurant, as well as a community owend marina and ferry services to Fishnish on Mull. Strontian provides additional shops and services including a high school, and the Sunart centre hosts a range of cultural events. The towns of Fort William and Oban are both easily accessible by road and ferry.

Morvern is the outdoor enthusiast’s dream with scenic hill walking, cycling and sailing opportunities on the door step. For the sporting enthusiast the landscape offers exceptional deer stalking and the many local hill and sea lochs provide abundant fishing.

Clounlaid and Crosben extend to approximately 1,322 Ha (3,241 acres) of land, lying located on the west side of the A884 public road. The land comprises a mix of commercial and native woodland, peatland and upland grazing. The land holding is rich in biodiversity and offers great potential in relation to natural capital opportunities or as a private amenity estate.

The two lots can be described as follows:

Lot 1 – Clounlaid
Clounlaid is the eastern of the two lots and comprises the hill of Beinn Claonleud between the A884 and Gleann Dubh. It sits from about 128 metres above sea level at its lowest point rising to about 479 metres at its highest point. The land is predominately classified as Grade 6(3) by the James Hutton Institute Land Capability for Agriculture plans.

The land includes a small Sitka Spruce plantation (about 9 Ha) with further established native woodland around the plantation (about 22 Ha). The native woodland was established under an RDP scheme in 2010, and maintenance payments will continue until 2027. The lower slopes of the hill offer tremendous potential for further woodland creation, while there is also some scope for peatland restoration on flatter areas.

Lot 2 – Crosben
Crosben comprises a remote and secluded land holding set in the upper reaches of Gleann Dubh. The rugged terrain provides excellent stalking habitat and a wild land feel. It sits from about 125 metres above sea level at its lowest point rising to about 460 metres at its highest point. The land is predominately classified as Grade 6(3) by the James Hutton Institute Land Capability for Agriculture plans.

In the event that the lots are sold separately, the purchaser of Lot 2 will be granted a right of access over Lot 1, including the right to install and maintain a new access track along a route roughly crossing the estate at the north end and following a route along the Blackwater river.
