Glenshellach and Ariogan are located on the southern outskirts of Oban, with the northern end ofthe land holding reaching the edge of the town. The land is easily accessible from the public road network and coastal views can be enjoyed from parts of the farm.Oban is a busy coastal town and tourist destination, well known for its excellent seafood restaurantsand ferry links to the Western Isles. The town is well served with amenities with good schools, hospital, supermarkets, and the railway station provides direct train services to Glasgow. The croft comprises approximately 4.7 Ha (11.6 acres) ofpasture on the south side of the public road, with a further 29.3 Ha (72.4 acres) of rough grazingland on the north side of the road.There is a small steading located on the south side of the road comprising a traditional stone barnwith slate roof and a portal frame cattle shed with corrugated cladding. The buildings are agedand would benefit from upgrading. The other buildings on the steading and the adjacent cottageare owned by a third party and do not form part of the subject of sale.The croft is not currently entered on the Crofting Register, but the sale of the Croft will triggerregistration.
