The cottage is on a sheltered, elevated site and has spectacular far reaching views over the meandering Kyle of Sutherland and to the Sutherland hills beyond. The area is unspoilt and offers a wide range of activities including hill walking, world class salmon fishing on local rivers and golf on the east coast links courses. There is an award winning beach at Dornoch and the west coast with its beautiful coastline and excellent sailing is only an hour’s drive away.

Ardgay has a convenience store while Bonar Bridge has a butcher, post office, bank and primary school. Secondary schooling is available in Dornoch or Tain, both of which offer a further range of shops and facilities. Inverness, about an hour's drive away, has all the amenities of a modern city as well as its airport with regular flights to the south and to Europe.

The Scandinavian style finishes and decoration create a calming interior.

Prior to lockdown, Lower Hilton Cottage had been a holiday let for 2 years achieving a 5* rating on Air BnB and with a high level of occupancy. The owners haven’t re-opened the cottage for holiday lets.
