Farness is a handsome country house close to the historic coastal village of Cromarty on the Black Isle, a promontory lying just to the north of Inverness. The property is in a beautiful and private setting, surrounded by its own mature grounds and with stunning views to the Cromarty Firth and Ben Wyvis.
The house, which dates from the mid 1800s, is a delightful family home with well-proportioned rooms retaining many original features such as parquet flooring, curved bay windows, an elegant staircase and panelled doors. The property has been well maintained by the current owners and recent improvements include re-wiring, re-plumbing, upgrading the sun porch, the installation of wood burning stoves in the reception rooms, loft insulation and timber treatments.
The conservatory porch, which houses tender specimen plants and has a sitting area from which to enjoy the garden, leads to the impressive reception hall from where there is access to the elegant drawing room and dining room. The welcoming sitting room lies beyond this and a door from here opens to the well-equipped kitchen with four oven AGA. Ancillary rooms include a utility room, shower room, the original larder with its stone shelves and the office. This wing of the house has back stairs and can be accessed from the rear courtyard offering the opportunity to create self-contained business or residential accommodation, subject to the necessary consents.
The first floor landing has natural wood finishes and a cupola which fills the area with natural light. The master bedroom has an en suite bathroom, while bedroom 2 has an en suite dressing room and Jack and Jill WC. There are three further spacious bedrooms and back stairs leading to the ground floor.
