Glendruidh House is a handsome traditional property on the outskirts of Inverness. The house sits in beautiful, established grounds of mature woodland and landscaped gardens providing amenity and privacy, and yet lies just a short distance from the city centre. In its secluded setting, the property is protected from infrastructure improvements and the growth of the city and yet is positioned to benefit from these changes. Sir Walter Scott Drive, on the approach to Glendruidh House, forms part of the new ring road and will become the route for all traffic travelling through Inverness from the main roads north and south, while the hotel, with its accessible location and secure parking, is an ideal starting point for the popular North Coast 500 www.northcoast500.com
The current owners purchased Glendruidh House about 35 years ago and since then it has been run as a successful private hotel, attracting guests from all over the world and with many repeat bookings. Over the last few years the owners have downsized the business, now only operating four days a week, reducing the number of guest rooms from six to five and keeping turnover very close to the VAT threshold. However, there is considerable potential to expand the business by operating all year round and letting all six bedrooms, while food revenue could be significantly increased if the dining room was open to residents and non-residents for evening meals. In addition, the first floor owners accommodation could be converted to create two good sized guest bedrooms.
Elegant stone steps lead up to the front of the house and the vestibule leading to the library bar with its wood burning stove and to the light-filled entrance hall with cupola. From here doors lead to the beautiful circular, guest drawing room and impressive dining room. There are three en suite bedrooms on the ground floor, two of which are currently made available to let. The spacious kitchen has commercial stoves and stainless steel preparation tables as well as an owners sitting and dining area. Ancillary rooms include a larder, pantry, utility room, linen room and butlers pantry. The first floor guest accommodation is in one wing of the house and comprises two bedroom suites and an en suite bedroom. The owners accommodation is made up of an en suite bedroom, currently used as a sitting room, with open fire, a bedroom with wood burning stove and en suite dressing room and office, and a bathroom.
The building plot, which is included in the sale, lies on the rear boundary and has its own access. This offers the potential to provide owners or guest accommodation. https://tinyurl.com/yd37cffe
