Mayne Lodge is a unique detached house positioned in a secluded and peaceful location at the heart of the Mayne Wood, immediately to the south of Elgin. Surrounded by mature woodland to the north, east and south, the house enjoys breath-taking views over the lagoons and open farmland to the west. Constructed in 1970 using a harled cavity wall under a tiled roof, the house has benefitted from various extensions over the years and now provides well-appointed and very flexible accommodation over effectively a single storey. The house has been designed and orientated in such a manner as to benefit from the wonderful views whilst also providing excellent family accommodation.
From the driveway, a front door opens into a spacious vestibule and on to the main reception hall with built in wardrobes and a large walk in airing cupboard. From here, doors lead to the bedroom wing and also to the kitchen and drawing room. The drawing room is a spacious room with a wood burning stove and large picture windows that flood the room with natural light and open up the spectacular westerly views. From here, a short set of stairs leads to the dining area with wood panelled walls with built in cupboards. From here, there is an opening to the conservatory which has glazed doors leading out to the garden. Also accessed from the dining area is the breakfasting room, also with a pair of French doors as well as access to a utility room. The kitchen is well equipped with various wall and floor units as well as an integrated dishwasher and a Rangemaster stove. A walk in larder / boiler room provides additional storage. Doors from the kitchen lead to back to the hall and also to a rear hall where there are three large walk in built-in stores (wine cellar, boot room and garden store). Doors from the rear hall lead to the front driveway, garden and also to an integral double garage and garden room. Back in the main hall, there is access to a shower room whilst a door opens to the bedroom wing where generously sized bedrooms can be accessed from a central passage. Here, there are four bedrooms, each with built in wardrobes, a shower room, family bathroom and a study with timber lined walls which could also be used as a fifth bedroom if required.
The house is double glazed and benefits from oil central heating.
In essence, Mayne Lodge is a very attractive family home located in a stunning position. There can be very few, if any, other houses that will benefit from being in such close proximity to Elgin and all the town offers, yet enjoying such a tranquil rural setting.
Outside, the grounds extend to about 2.2 acres in total and are bounded by mature woodland to the north, east and south and by open farmland to the west. With extensive areas of lawn and various mature trees, as with the house, the garden has been very well maintained over the years and includes well stocked beds and borders, a wealth of mature shrubs and trees, two patios and a useful garden store / log shed. Ample parking for several vehicles is provided on a tarmac driveway.
