West Steel is a detached south facing stone farmhouse set in a rural location with fabulous views. The current owners have undertaken a painstaking project of modernisation and improvement whilst taking great care to retain the charm and period features of the house.
There is extensive accommodation on two floors and each window enjoys a fabulous view. The heart of the house is certainly in the light and airy living kitchen providing plenty of space for informal dining and family life in general. It has recently installed kitchen units with granite tops, an electric Aga and a wood burning stove providing a focal point in the seating area. There are 3 good reception rooms in the form of a dining room, a sitting room and a more intimate snug. The conservatory, utility, boot room cloakroom complete the ground floor.
There are 5 bedrooms and 4 bathroom facilities on the first floor including a brilliant master bedroom suite with dressing room and en-suite bathroom and a generous guest bedroom with en-suite shower room. Two bedrooms have access to a “Jack & Gill” bathroom and there is a luxuriously appointed house bathroom.
Garden & approach
West Steel is located at the end of a long private shared drive which splits to a gravelled parking area and lorry park next to the outdoor school. The lawned garden has a pretty terrace off the kitchen and dining room and has been created to maximise the benefit of the stunning southerly aspect and view.
There are plenty of good outbuildings at West Steel including a double garage, a workshop, a recently constructed wooden barn currently has two internal stables with a neighbouring hay store. The 40mx20m outdoor arena has been a great success. It is sheltered by earth bunds, is floodlit and has a rubber and sand mix surface. The grazing land is currently divided into various paddocks with well fenced boundaries and has been well drained. There is an attractive parcel of woodland along the edge of the Kingswood Burn valley.
ENVIRONMENTAL AND INCOME
West Steel has strong environmental credentials. There is a bank of solar panels (9kw) which contribute handsomely to the electricity supply and provide an annual feed in tariff contribution of about £1500 which will continue until 2034. The air source heating, with the extra insulation fitted in the house efficiently heats all of the house via radiators and all the hot water. West Steel has previously been run as a successful holiday letting business generating about £25,000pa.
