CLOSING DATE - 12pm on 30 SEPTEMBER

After lockdown, a chance to buy your own small plot of Northumberland where you can work, play and enjoy the refreshing air and stunning scenery of this part of the county.

The land extends to about 4.71 acres (1.91 Hectares) and is shown red on the attached plan. It includes areas of un- grazed grassland, old quarry heaps, woodland and a section of railway cutting (part of the Wansbeck Railway which closed in 1966). The combination provides a fascinating opportunity for a range of outdoor pursuits or simply conservation work in an attractive and accessible location. The land lies in a stunning rural location near to West Woodburn on the fringe of the Northumberland National Park and is surrounded by breath-taking rolling hills and dramatic scenery. West Woodburn village benefits from a shop/post office and The Bay Horse pub. The recently opened Gun Inn is a community owned pub in Ridsdale which serves good food in an excellent atmosphere. Kielder Water and Forest Park renowned for having the darkest night skies in England lies approximately 20 miles to the west.

The land is subject to the following rights:
1. A right of way on foot and by vehicle from Jubilee Cottages to Parkhead. Following the creation of the present access off the A68 this route has been used instead.
2. Two public footpaths 514/014 and 514/015 as shown on the plan.

Planning
An application to build a house on the land was refused in 2017 (Reference: 17/00938/OUT) and a subsequent appeal was turned down.
Any change of use may be subject to planning approval.

Sporting rights
The sporting rights are included in the sale.

Viewing
The land can be viewed at any reasonable daylight time. Please carry a copy of these particulars.
