The historic village of Newstead is nestled between the Eildon Hills and the River Tweed and is reputedly the oldest continually inhabited
settlement in Scotland. The ancient Roman fort of
Trimontium was located just to the north east of the village. On the main street is the Village Hall which is the main meeting place for community functions.

The nearby market town of Melrose offers an excellent range of local shops and services and primary level education. The village falls within the catchment of the well regarded Earlston High School.

Newstead is well placed for access to the Borders General Hospital and the Scottish Borders Council headquarters at Newtown St Boswells. Also within easy reach is Tweedbank Station as well as the A68 trunk road.

13 The Orchard was built in 2001. The end of terrace house has a southerly aspect and is located at the end of a cul de sac close to the centre of the village.

The accommodation at 13 The Orchard is laid out on two floors and includes an open plan sitting/dining room on the ground floor. The kitchen features two large and useful storage cupboards. The bedrooms to the front of the house have tremendous views over the Tweed Valley and Leaderfoot.

The house has off street parking and is wrapped by a garden on two sides. There is a sheltered south facing patio area outside the dining room.
