Schoolhouse lies at the very heart of the popular village of Bowden. The pretty village has a tremendous community spirit and a range of activities take place at the village hall.

Nearby is the thriving small market town of Melrose which has a wide variety of independent shops, restaurants and hotels, a health centre and professional services plus local and independent primary level schools. Bowden falls into the catchment of the highly regarding Earlston High School. The Borders General Hospital is just 3.5 miles away and the headquarters of the Scottish Borders Council is also close by in Newtown St Boswells (1.5 miles).

The Scottish Borders Railway with a station in nearby Tweedbank provides excellent access by rail to Edinburgh and both the A68 and A7 trunkroads are within easy reach.

Schoolhouse is a detached, 2 storey house believed to date from 1861 and, as the name suggests, was occupied by the headmaster of Bowden School. The house retains many period features including pretty timber sash and case windows throughout. In recent years the house was altered to create a tremendous open plan kitchen/dining room. The attic is insulated, floored and has power and velux windows. It can provide an excellent storage space and is accessed from the first floor landing by a Ramsay ladder.

The south facing garden is entirely enclosed and boasts remarkable and far reaching views of the surrounding Borders countryside. The garden is currently laid out in lawn with raised beds, mature shrubberies and an ornamental pond.

An excellent stone outbuilding is located within the garden. The shed has both power and light and can be used for storage or as an office building or workshop.
