Melrose Gait is a popular residential development on the eastern edge of Galashiels. 44 Kingfisher Grove is close to the southern edge of the development.

Galashiels is a popular Borders town in a fairly central location within the region. It has taken on the role of the commercial capital of the Borders and benefits from a good range of services and shops (including Tesco, Asda, Next and M&S) plus a wide variety of recreational and sporting facilities. The town has both primary schools and a secondary school and Heriot Watt University has a campus in Galashiels.

The Borders General Hospital (Melrose) and Scottish Borders Council’s headquarters (Newtown St Boswells) are both within easy reach and the surrounding countryside, which is noted for its scenic beauty, offers superb opportunities for horse riding, walking, cycling and fishing amongst other activities. Galashiels has excellent road links with Edinburgh and the north of England. The Borders Railway, with stations nearby at both Galashiels and Tweedbank has a regular train service to Edinburgh.

44 Kingfisher Grove is a bright and well-presented modern end of terrace family home. The house benefits from modern fittings throughout as well as gas fired central heating and double glazing. The house was built by Persimmon Homes in 2017 and benefits from a 10 year NHBC (or equivalent) warranty.

There is a decorative area of garden surrounded by a low fence to the front of the house. To the rear is an attractive larger garden. It includes a west facing raised deck and a lawn. The rear garden is surrounded by a high timber fence providing both privacy and shelter and is an excellent child/dog friendly area.
