Bakers Road is in an excellent location on the edge of Gattonside. The road has a southerly aspect and views towards the Eildon Hills. Gattonside sits on the north bank of the River Tweed, in an area renowned for its natural beauty. The village is a popular and desirable residential area and is within comfortable walking distance of Melrose town centre. Melrose is a thriving small market town which has a wide variety of independent shops, restaurants and hotels, a health centre and professional services plus local and independent primary level schools.

Popular walking routes that are easily reached from Hassendean Cottage include the Southern Upland way, St Cuthbert’s Way and the Borders Abbeys Way.

The Borders General Hospital is less than 1.5 miles away. The Scottish Borders Railway, with a station in nearby Tweedbank, provides excellent access by rail to Edinburgh and both the A68 and A7 trunk roads are within easy reach and provide good road links to the north and south.

Hassendean Cottage is one of the earliest traditional buildings in Gattonside’s conservation area. The oldest part of the house is 250 years old and the back addition was added 100 years later. Historically, Hassendean Cottage operated as the local bakehouse with the cellar/kiln still evident off the front sitting room.

The living accommodation is laid out in a split level arrangement. The spacious kitchen and sitting room on either side of the hallway on the ground floor have a spectacular uninterrupted view of the Eildon Hills through large windows.

The kitchen features early 19th Century fitted timber cupboards and drawers together with a dual fuel “Stove” range and modern floor based units.

A programme of modernisation has been carried out at Hassendean Cottage in recent years by the current owner.
