Kidgate is located close to the centre of Earlston and is within comfortable walking distance of the local amenities.

Earlston is a popular Borders town with a population of approximately 1,800. The town provides a good range of services including shops, inns, golf course, tennis club, a highly regarded secondary school and a primary school.

The countryside around Earlston is noted for its scenic beauty and nearby Borders towns provide a
wider range of recreational and sporting facilities.

The Tweedbank Terminal for the Borders rail link with Edinburgh lies approximately 7 miles from the
town.

The town straddles the A68 trunk road giving great
access north to Edinburgh and south to Northumberland.

4 Kidgate is a traditional stone built end of terrace cottage . The predominantly south facing house has been altered and extended in more recent times to provide the current accommodation.

The rooms are laid out on two floors plus an attic. On the ground floor is a spacious dining kitchen with a range of wall and base units. The sitting room leads into an extension that provides a sun room and shower room. The sun room features a door opening out onto a paved terrace.

There are two double bedrooms and a family bathroom on the first floor. The third bedroom is located on the attic floor. Also on this floor is a storage room which could be incorporated
into the main accommodation.

The south facing garden is entirely enclosed and has been laid out to be relatively easily maintained with decorative beds surrounded by gravel paths.

There is also a paved terrace immediately outside the house that provides a useful spot for al fresco dining. The garage (which has power and light) and 2 off street parking spaces are adjacent to the garden.
