SITUATION
Elmbank has an attractive central location within Smailholm being located immediately to the east of the village hall. Smailholm itself is a popular Borders conservation village a short distance to the northwest of Kelso.

Smailholm (means “small village”) has an active community based around the village hall along with a pretty church. Nearby Smailholm Tower is a classic Border tower which inspired Sir Walter Scot who spent his boyhood holidays at nearby Sandyknowe Farm. For lovers of the outdoors there is good walking and cycling and other outdoor pursuits in the area.

A wide range of amenities is found in Kelso, including a newly built secondary school, and Smailholm is also within easy reach of Earlston, Melrose, the A68, the Borders General Hospital, Scottish Borders Council’s headquarters and the Borders Railway. The Borders Railway links Tweedbank/Galashiels with Edinburgh and has a regular service.

DESCRIPTION
Elmbank is an attractive, traditional semi-detached cottage which has been refurbished in recent years. The cottage benefits from oil fired central heating, along with a log burning stove in the sitting room. Doors and windows are double glazed. The cottage has ramped access to both front and back doors making it easily accessible.

ACCOMMODATION
Entrance porch, hall, sitting room, kitchen, conservatory, 2 bedrooms and bathroom (with WC, basin and bath with shower above).

The floored roof space provides good storage.

GARDEN
Elmbank sits within spacious garden grounds which include decking, ornamental pond, lawns and shrubs. Greenhouse.

The spacious driveway provides excellent off road car parking space.

There are two useful lean-to outbuildings, one of which is a small workshop with electricity and water. The other is used for storage.

DIRECTIONS
From Kelso head north on the A6089 Edinburgh road, turning left on to the B6397 (signed “St Boswells”) just after passing Floors Castle wall.
