Tigh Fada is a very impressive house located in a stunning rural position near Roseisle. Surrounded by mature woodland and farmland, the house enjoys a tranquil and secluded position and yet is within easy access of Elgin, Forres, Burghead and importantly the coast. The house was designed by Neil Grant of Grant & Geoghegan and was built in 2015 by highly regarded Spence & Grant. It is constructed of part rendered block (K-rend) with Larch cladding under a slate roof with spacious and very well appointed accommodation provided over two storeys. From the monoblock entrance to the house, a spacious boot room with shelving and a built in seat opens to a well-equipped utility room and the hallway. From the hall, stairs (with an under stair cupboard) lead to the first floor whilst to the right is the magnificent open plan kitchen / dining / living room. This bright and airy triple aspect room has a full height ceiling with two pairs of glazed doors leading to a balcony and the garden respectively. The room has a good range of wall and floor units, various integrated appliance, a walk in pantry store, a Morso wood burning stove and Engineer Oak flooring. Also accessed from the limestone tiled floor is a cupboard / plant room which houses the air source heat pump and heat recovery apparatus, a spacious and tall ceilinged shower room with a walk in shower and two bedrooms, both of which have large windows and built in wardrobes. On the first floor, a landing with a spacious built in cupboards leads to a wonderful sitting room / 4th bedroom which has large windows overlooking the family room below. There is a family bathroom with a shower and a feature bath and a further bedroom, also with a built in wardrobe.
The house appears to be in excellent condition and is tastefully decorated throughout. It has a lovely bright and airy atmosphere with large triple glazed windows flooding the interior with natural light. The house has many fine features including high quality kitchen and bathroom fittings, numerous integral appliances, under floor heating (on the ground floor) from an air source heat pump, extensive storage space and a very flexible room layout.
GARDEN AND GROUNDS
Outside, the grounds extend to about 0.86 acres and are fenced and gated ensuring they are secure for pets. The grounds include areas of lawn which are nicely sheltered and secluded by mature Scots Pine woodland with a more recently planted mixed species under storey. A superb double garage measuring about 6.7m x 9.4m with power, a levelled epoxy coated floor, mains water, workbenches and shelving as well as 2 automatic roller doors, provides further storage as well as scope for development into additional accommodation (subject to planning).
