Sandown House has been sympathetically refurbished by the current owners to create a charming family home with two lettable bedrooms that are currently used as B&B accommodation, however, the room layout is such that the whole house could easily be used solely as a family home. The house is constructed of rendered stone under a pitched slate roof and provides flexible accommodation over three storeys. From the driveway the front door opens into a porch with a W.C. to the left. Straight ahead is the hallway with stairs to the first floor. To the right is an impressive sitting room with a high ceiling, open fire and picture rail. Opposite the sitting room is a magnificent dinning/family room which is generously sized and flooded with natural light. Folding glazed doors lead out to a timber decking and the garden. From the dining area there is an opening to a very well equiped kitchen with various integral appliances including two ovens, a warming drawer, two dishwashers, a microwave, a full size fridge and a freezer. The kitchen also gives access to stairs leading down to the lower ground floor snug. From the sitting room a door opens to a rear hall which leads to three bedrooms and a family shower room. A utility room completes the ground floor accommodation. On the first floor, there are two bedrooms, one of which is a particularly good size and with an en suite bathroom, the other bedroom has an en suite shower room.
Directly opposite the main house is the Courtyard, which was completed in 2010 and is constructed of rendered block under a slate roof. The entrance hall leads to two generously sized bedrooms both with en suite bathrooms and one with sliding glazed doors to the garden. There are two further bedrooms on the first floor, both with en suite shower rooms and one with a balcony. Whilst the Courtyard is currently used as B&B accommodation, it also offers purchasers a great deal of flexibility.
Outside, the properties sit within a good sized and well maintained garden which is enclosed by a timber fence. The garden includes areas of lawn, well stocked borders and a timber decked seating area from which views over the Moray Firth can be enjoyed. A tarmac driveway to the front of the properties provides ample space for parking several vehicles in addition to the useful double garage.
