CLOSING DATE SET FOR TUESDAY, 21ST JUNE 2022 AT NOON.

Upper Auchenreath is an impressive farmhouse located in an accessible yet very private position
to the east of Fochabers. The property comprises a spacious farmhouse, a range of traditional
and modern farm buildings and grounds which in total extend to about 7.88 acres or thereby. The
farmhouse dates initially from the 1700s with additions in the 1800s and more recently in the 1900s. Constructed of stone under a slate roof, the house offers spacious, flexible and well-appointed accommodation over two storeys with the bulk of the rooms located on the ground floor. From the gravelled parking area, the house is entered through a hallway which in turn leads to a utility room and a hallway with doors to the kitchen, shower room, study/office and store cupboard as well as the dining room and stairs to the first floor. The stylish farmhouse kitchen has a range of wall and floor units, a walk in store and glazed door to the garden. [A connecting door from here provides a second access to the study/office.] From the dining room, a door opens to the east wing which has a family bathroom and 3 double bedrooms, two of which have walk in wardrobes and one having fitted cupboards and shelving. Back in the hallway, a door leads to a snug / family room with a wood burning stove and on to the impressive sitting room with an attractive fireplace and deep bay window overlooking the colourful garden. Completing the ground floor is the bright and airy garden room with large windows, Belfast sink and a door to the garden. There is a useful cellar located beneath the sitting room. On the first floor are two further bedrooms.

The house appears to be in good condition and is tastefully decorated throughout. It has a very
flexible room layout that will appeal to families as well as to those looking to work from home. It
has many of the features one would hope to find in a property of this age and character including
cornicing, an open fireplace and a wood burning stove. The house has a mix of double glazed with
some single glazed and windows and is heated using oil.

GROUNDS
Outside, the grounds extend to about 7.88 acres and are flanked by the Burn of Tynet to the east. Surrounding the house is a charming garden which is part enclosed by a mature hedge and which includes areas of lawn, mature beds and a patio. The idyllic grounds are sheltered and secluded by woodland and provide a great haven of peace and tranquility as well as being a haven for wildlife. These include a wooded embankment with some fine specimen trees, a vegetable patch, an orchard, the mown ‘haugh land’ which is a wonderful setting for barbecues and entertaining and larger events on the banks of the Burn and an elevated field which would make an ideal pony paddock. Planning consent for a dwelling on site was previously granted; however this has now lapsed.

There is an excellent range of farm buildings, including the original stone and slate built steading with various stores, workshops and byres as well as a substantial modern Dutch
barn.

Dutch Barn. About 21m x 12m
Cattle Court / Steading. About 22m x 25m

Traditional Workshop / Stores / Cart Sheds. About 12.4m x 5.2m and 14.2m x 5.3m.

Timber Workshop and Stables. About 10.5m x 7.3m and 7.1m x 5.3m

Adjoining timber stores (various). About 16m x 3.5m

Cabin/Den. About 11.9m x 5.9m

CLAWBACK CONDITION
The property is advertised subject to a ‘clawback condition’ whereby the previous owner (Crown
Estate Scotland) has reserved the right to recover 50% of any uplift in value of the subjects as a
consequence of gaining planning consent or development taking place in the elevated paddock and the steadings area on the opposite side of the access track. The conditions are valid for a period of 25 years (commencing in 2010) for the paddock and 20 years (commencing in 2022)
for the Steading area for a development of more than two dwellings and are triggered either
by a sale of the subjects where benefitting from planning permission or commencement of the
development.
