Lochypark is an impressive modern house located in a stunning rural setting in Longmorn, to the south of Elgin. Built in 1980 of block with stone and timber cladding under a tiled roof, Lochypark occupies a breathtaking site within its own landscaped grounds and overlooks a delightful lochan.
From the driveway, the front door opens into a spacious hallway with stairs to the first floor. From the hall and passageway, doors lead to a spacious breakfasting kitchen with a range of modern wall and floor units and various integrated appliances. The kitchen opens to a bright and airy living room which has a wood burning stove and French doors which overlook and lead out to the garden and lochan. The living room also opens to a dining room, another light and airy room. Back in the entrance hallway, to the right is utility area and from here, doors lead to a bedroom, a study/sitting room with a kitchenette and a shower room. There is the option for this part of the accommodation to be used as a self-contained annexe. A further shower room completes the ground floor accommodation. On the first floor, a landing leads to a generously sized and bright sitting room which opens to a sun room with large windows that overlook the grounds and which has a door and stairs directly to the garden. Also on the first floor are three bedrooms, all of which are of a good size and one of which has an en suite shower room. A family bathroom completes the accommodation.
Lochypark appears to be in good condition and is tastefully decorated throughout. The open plan kitchen / living / dining room and the sitting room and sun room on the first floor are particularly appealing rooms and make the most of the wonderful outlook the house enjoys over its own extensive and well maintained grounds.
GARDEN AND GROUNDS
The grounds at Lochypark extend to over three acres and are secluded by various mature trees. The gardens include well stocked borders, expansive areas of lawn and a delightful lochan. The Lochan was re-stocked with Rainbow Trout in September 2020 and the garden often attracts an abundance of wildlife. Ample parking space for several vehicles is provided on a sweeping tarmac driveway whilst in addition there are some useful outbuildings including two detached timber garages.
