The Land at Newtonmore extends to approximately 87.4 acres (35.37 ha) and is divided between 4 main enclosures. Sitting on the alluvial plain of the River Spey to the south of Newtonmore, the land is flat lying and sits at a height of about 250 m above sea level. The land is principally classified by the James Hutton Institute as Grade 3(2) with an area of 5(1) in Lot 2 where alongside the banks of the river. The average rainfall for the region is approximately 1,100mm per annum with an average 170 days of precipitation each year. The fields are of a good practical size, predominantly enclosed by post and wire fences and can be, in the main, accessed from the public road (see access and the site plans). With the exception of lot 1 the majority of the land is ploughable and provides a much sought after opportunity to acquire good quality silage and grazing land in this area of the Highlands.

BASIC PAYMENT SCHEME (BPS)

The purchaser(s) will be responsible upon occupation of the subjects of sale to comply fully with the Statutory Management requirements to maintain the farmland in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS) 2020 for the remainder of the scheme year.
